Capital Ventures
The founding business of the Group, CV's activities now principally comprise acting as the investment manager of a number of unitised property investments. Its hard work and professionalism in the background play a pivotal part in enhancing asset value for its clients. The largest of these investments is the Exchange Quay Master Trust in Salford Quays (see case study). Capital Ventures is authorised and regulated by the Financial Services Authority.
Pemberstone Commercial
The Group's property management business undertakes all aspects of management for the Group's own commercial property portfolio as well as for a number of third party clients. This includes asset management plus full financial and service charge accounting. At its heart is Pemberstone's belief in the value of high quality management as a key component of successful property investment.
Exchange Quay Master Trust
The Exchange Quay Master Trust is one of the Pemberstone Group’s longest running projects, dating back to 1993 when, via its Capital Ventures business, it took over the running of 5 ailing unit trusts which had been launched to develop and let 5 adjoining office buildings in Salford Quays, shortly before the property downturn of the early 1990's.
Over the following years Capital Ventures project managed a turnaround and merger of the 5 trusts involving an array of investment management and property asset management skills, further development aspects and ground breaking tax and legal issues associated with the merger.
The Trust now owns and controls 436,000 square feet of Grade A office accommodation. Property and facilities management of this is provided by Pemberstone Commercial, whilst Capital Ventures provides the investment management function for the Trust and its 2,000 investors.
