Both investment and development projects feature strongly, many undertaken with partners but a sizeable number resourced by Pemberstone's own in-house team.
Joint Venture
Over the last 10 years, Pemberstone has undertaken a series of commercial development projects in the South West with one particular developer – this joint venture has undertaken 6 successful projects. These have included:
- An acquisition and redevelopment of a business park outside Bristol on which a range of refurbished and new buildings, including new uses, are now located.
- An investment in an industrial complex at Swindon.
- The acquisition of a disused factory in Weston-super-Mare, the refurbishment of part into a factory leased to a furniture manufacturer, the redevelopment of a remaining unit into 5 smaller leased factory units and the construction of new premises for a car dealership.
- A sale and leaseback of factory premises at Wellington along with the construction of an extension for the unit.
Brownfield Portfolio Project
Pemberstone acquired a portfolio of 9 disused depot sites from Midlands Electricity plc. These extended to approximately 50 acres with a range of uses and a variety of alternative planning prospects. Pemberstone acquired the portfolio as a package and over the next few years developed, sold or retained these sites. Most are now completed residential or industrial development schemes. The Group’s own head office at Whittington Hall is located at one such former MEB site and Pemberstone carried out a significant extension and construction of 50,000 sq. ft. of new office accommodation following the successful resolution of a planning inquiry.
